What is the Allen, TX housing market doing right now?
In September 2026, 73 single-family homes sold in Allen at a median price of $475,000. That’s down from 87 sales and a $520,000 median a year earlier, according to NTREIS MLS data compiled by the Texas Real Estate Research Center at Texas A&M. Homes took a median of 48 days to sell, up from 42, and closed at 94.4% of their list price.
Inventory is still tight at 3.4 months, so Allen isn’t a buyer’s market. But buyers are negotiating harder, and pricing right from day one matters more than it did a year ago.
If you’re thinking about selling, buying, or moving to Allen this fall, here’s the short version: fewer homes are selling, homes are taking longer to sell, and buyers have more room to negotiate. Supply is still limited, though. That combination rewards sellers who price well and buyers who come in prepared.

Countywide, 1,280 single-family homes sold in Collin County in September at a median of $447,000, down 1%. The county had 4.4 months of inventory and a median of 65 days on market. Allen has less inventory than the county overall and sells faster, at a higher price point.
What the Numbers Are Telling Us
One month’s median doesn’t tell the whole story. An 8.7% drop sounds dramatic, but it comes from just 73 sales, and a median moves with the mix of homes that happened to close. The average price and price per square foot each fell only about 2%, and Redfin’s three-month median was still up through August.
The fairer read: Allen prices are flat to slightly softer, not falling off a cliff.
The bigger story is activity. Pending sales were down 37%, closed sales were down 16%, and new listings fell 17%. With the 30-year fixed mortgage rate averaging 7.40% for the week of October 8, 2026, up from 6.30% a year earlier, according to Freddie Mac, many buyers and sellers are waiting. The ones still active are serious, and they expect value.
Supply is still tight. At 3.4 months of inventory, Allen has less supply than it did last year and less than Collin County as a whole. Well-priced, move-in-ready homes still sell. Overpriced homes sit, and the extra time on market shows up there first.
Selling Your Allen Home This Fall
Price to recent closed sales. Not to last spring, and not to your neighbor’s list price. Allen homes closed at 94.4% of list in September, so build realistic negotiating room into your plan from the start.
Prep the house to stand out. With fewer buyers touring, fresh paint, small repairs, and clean, bright photos make a bigger difference in how fast you get an offer.
Plan for concessions. With rates near 7.4%, buyers often ask for help with closing costs or a rate buydown. Sometimes a concession nets you more than a price cut, so it’s worth running both numbers.
Low inventory still works in your favor. At 3.4 months of supply, a well-prepared Allen home faces less competition than it would in much of the county.

Buying a Home in Allen This Fall
Buyers have more room to negotiate in Allen than they did a year ago. That doesn’t mean every home is a bargain.
Get fully pre-approved before you shop. At today’s rates, small changes in price or rate move your monthly payment a lot. Run your numbers with our mortgage calculator, then talk to a lender before you fall for a house.
Look at days on market. A home that’s been listed longer than the 48-day median often has more room to negotiate on price, repairs, or closing costs.
Ask about a rate buydown. A seller-paid buydown can lower your payment more than a similar price cut would. Your lender can show you both options side by side.
Factor in property taxes and HOA dues. They change your true monthly cost as much as the price does when you compare homes.
Relocating to Allen
Allen keeps drawing interest from out of state. Redfin’s migration data for April through June 2026 shows homebuyers in Los Angeles searching to move into Allen more than any other metro, followed by Seattle and Chicago. That’s based on Redfin.com searches, not actual moves, but it lines up with the out-of-state inquiries we see.
If you’re moving from one of those markets, Allen’s median price may look like a relief. Just budget carefully for Texas property taxes, homeowners insurance, and closing timelines, which work differently than in many other states.
Bruce and Jill have made seven corporate relocations themselves, so we know how to help you buy here when you can’t be here for every showing. Our buyer resources include a moving checklist to get you started. If you want more land or a more rural setting, Fairview, right next door, is worth comparing too.
